New Westminster has housing stock that predates most of Metro Vancouver by decades. Queens Park in particular is full of genuine heritage homes — Edwardian and Victorian houses with original wood sashes, leaded and divided-light windows, and glazing that needs to be treated as the antique it is.
That's the defining feature of working here. Original putty glazing and painted wood frames don't tolerate the volume of water we'd use on a modern vinyl window, so we adjust the method to the house. Elsewhere in the city — Sapperton, Uptown, the West End and the newer buildings down at the Quay — it's more conventional work, with the added wrinkle that New West is built on a serious hill and access varies a lot street to street.

Queens Park has some of the oldest residential windows in the province. Wood sashes, putty glazing and divided lights all need a lighter touch and careful water control.
The grade from the Quay up to Uptown is steep. Ground-level access on the downhill side of a house is often a storey lower than the front door.
Homes and buildings along the Quay and the riverfront pick up moisture and river-borne film off the Fraser.
